Eye of the Dragon

A couple were sold in 2020 and 2021.  They sold for $2,705 and $2,300 respectively.

You could probably expect the price to be in-line with these sales, or more, since it's several years later.

Well, I see a copy of Quest for the Fazzlewood 1978 with the cover asking $25000 on Ebay and this is most likely rarer than Up the Garden Path. So I was wondering if I would get laughed out of the building to ask $30000.

You can, of course, ask whatever you like for it -- but I think you want to know what you could reasonably get for it, which I think dbartman answered adequately above.  If you were to post it for sale somewhere around that amount, you could expect it to sell fairly quickly.  A higher amount / reserve price, and it may sit for a while.  Most sellers (of anything, not just RPG collectibles), upon actually selling their item, first think: "I wonder how much more I could have gotten?"

With that in mind, my advice would be to list it for an amount greater than recent sales; maybe 20% - 25% higher.  It probably won't sell at that price (but it might!).  Then you can gradually lower the price until it reaches "market equilibrium".  Just my two cents.  It's what I did when I sold my collection many years ago.

You could also hold on to it.  D&D items have appreciated very well in the last twenty-five years.  Past results are no guarantee of future returns, but the trajectory looks bright.
